The Fire Safety Act and Building Safety Act

The Fire Safety Act 2021 and Building Safety Act 2022 continue to reshape responsibilities for building owners and managers. Key provisions now fully in force include:

  • Extended responsibility for fire safety in common areas of multi-occupied residential buildings
  • Mandatory provision of fire safety information to residents
  • Requirements for external wall assessments on buildings over 11 metres
  • Enhanced enforcement powers for fire and rescue authorities
  • BS 8629 evacuation alert systems now mandatory for high-rise residential buildings of 18 metres or above
